Free Initial Contract Review

So, you have found your dream home and want to make an offer, what is the next step? A contract review.

Providing a copy of the proposed Contract of Sale to us will ensure that you know exactly what you are getting into. We will conduct a comprehensive review of the contract, carefully reviewing any special conditions, property reports and advise you of important things like restrictions associated with the property, such as easements.

We conduct this process extremely quickly, noting that the property market is extremely competitive, and can have completed in as little as 24 hours.

The Conveyancing Process - Buying

Pre-Settlement

As part of the pre-settlement process we will conduct a title search to ensure that the vendors name corresponds to the name registered on the title and also to determine whether any restrictions currently apply. 

We will also request a number of reports that will inform you with information such as zoning and planning, Queensland Roads proposals, land and water charges or previously issued building permits.

Contract of Sale

The contract of sale is the most important document in the conveyancing process. 

It outlines the terms and conditions as agreed on by the vendor and you.

Once your offer is accepted and you have signed the contract, we will commence the conveyancing part of the transaction

Adjustments

This refers to any rates, taxes, current leases or outgoings that will need to be adjusted to ensure you are only liable for charges from settlement date. Adjustments are then deducted or added to the total amount due.

Bank

If you’re obtaining finance to complete your purchase we will make sure to liaise with your bank to arrange settlement and provide the bank with any required documents to ensure that your mortgage documents are prepared in a timely manner, prior to settlement.

Final Inspection

You have a right to carry out a final inspection of the property within the seven days preceding settlement however it is advised that you try and do this as close to settlement as possible.

We strongly advice all of our clients to make the time to attend a final inspection of the property, which will need to be arranged with the selling agent

Settlement

The date of settlement is stated in the contract. It is generally only attended by the financial and legal representatives of both parties and is now completed online, using the electronic conveyancing network PEXA. 

Your solicitor will inform as soon as they receive confirmation that settlement has been finalised.
