What items are not included with the purchase of the property?

When buying a property, items that are not physically attached, such as furniture, artwork, and kitchen utensils, are not automatically included in the purchase unless stated in the contract. These items are referred to as "chattels." On the other hand, items that are permanently fixed to the property, such as curtains, light fixtures, and solar panels, are considered "fixtures" and are included in the purchase unless otherwise specified in the contract.

How much does conveyancing cost in QLD?

Bush to Beach Legal offer fixed-fee conveyancing for clients buying or selling property. Conveyancing fees in Queensland range when buying a property and selling one. Additional charges may include title searches, council and water rate searches and land tax searches. These searches can vary based on the property location and local council. If I am buying and selling, can I settle on different days?

It is possible to have separate settlement dates for the buying and selling of properties. However, this may require alternative living arrangements during the gap between the settlements. It is preferable for the sale to settle first, but if this is not possible, a short-term loan may be necessary. In some cases, early possession of the property being purchased may also be an option to facilitate separate settlements. It is important to work with a professional conveyancer or real estate lawyer to ensure a smooth and legally compliant process.

Are conveyancers cheaper than solicitors?

Solicitors are qualified lawyers and offer a full range of legal services including will and estate planning. Therefore, they are usually more expensive than conveyancers. Licenced conveyancers specialise in property law but are unable to handle complex legal issues. All conveyancing is signed off by a qualified solicitor.
